Terms & Conditions

A 25% non-refundable deposit is required to secure your holiday, payable by bank transfer to Lloyds Bank account number 01644520, sort number 30-98-98. Alternatively, if you wish to pay by cheque, please make these payable to either J WILSON or FARMER JAMES. Before sending any monies, please telephone to confirm cottage availability and secure your reservation.

On receipt of your deposit and completed booking form we will write to confirm your reservation. The final balance of payment for your holiday by bank transfer will be due on the Friday prior to your arrival. Alternatively we welcome cash on arrival or payment by cheque.

Bookings from mid March to end September are generally Saturday to Saturday only – short breaks during this time and over the Christmas period will be charged per night at one seventh of the relevant weekly rate.

Cottages are available from 3pm on the day of arrival and should be vacated by 10am on the day of departure please to enable a thorough clean and preparation time for incoming guests.

We can provide all bed linen with beds made up for you, and towels are available on request. If you wish to bring your own that is absolutely fine – just let us know what you would prefer to do.

All electricity is included in the tariff, which also includes oil fired central heating between October and May, together with a basket of logs for Owl Barn.

If additional bed linen is required when a low occupancy rate has been applied at the time of booking (minimum one week), the balance of the full occupancy rate will be charged. Please note low occupancy must be requested at the time of booking, not after arrival, and is maximum 2 adults and cot in one bedroom.

Well behaved pets are accepted by prior arrangement. We request that dogs are not left unattended in the cottages and are on a lead at all times when leaving the cottage. We appreciate owners picking up after their dogs.

Whilst every effort is taken to ensure your safety on the farm, we cannot accept liability for injury or loss sustained by any person or for the loss or damage to any property brought on to the premises. Young children must be supervised at all times.

Smoking, candles and naked flames are not permitted in the cottages or anywhere near the farm buildings.

Please do not charge electric vehicles from the cottage electricity supply.

Only those identified on the booking form below are to be accommodated overnight and the daily farm activities are for guests only. We politely request that no other people visit the farm during your stay unless by prior arrangement.

In the event of cancellation you will be liable to pay the balance of the total amount due, if it is not possible to re-let. We therefore encourage you to take out holiday cancellation insurance for holidays taken in the UK to cover this eventuality. You may wish to visit www.guestfirst.co.uk or call 0845 90 80 101 and send your premium direct to Rothwell & Towler.
